Please join this panel of industry veterans in an interactive discussion covering a range of exit and repositioning options developers have for their LIHTC properties. Whether a project is within the tax credit compliance period or has reached Year 15, strategies discussed will include selling or monetizing GP interests, recapitalization with new tax credits, refinancing with conventional or agency debt, subordinating or paying off existing soft debt, buying out limited partners and sales to third-party buyers.

The passage of the OBBBA included lowering of the 50% test to 25% which will result in the largest expansion of the LIHTC program since its inception in 1986. The 25% test will significantly increase the production of affordable housing in volume cap constrained states like CA. Come hear from the more active syndicators and investors in CA on how economic conditions are impacting investing decisions, specifically the additional supply of investment opportunities given the passage of the 25% test. The panel will address market trends, LIHTC investor appetite and pricing in the context of recent tax legislation, strained gap financing resources, tariffs, and other macro-economic factors.

AI in Practice: Real-World Applications for Affordable Housing

Artificial intelligence is already reshaping how affordable housing agencies, lenders, and developers work together. This session will explore how organizations are using AI to improve operations, strengthen customer service, and make better-informed decisions across the deal lifecycle.
