Today, CCAH offers congratulations to USA Properties Fund on the grand opening of Terracina at Wildhawk. This beautiful new affordable housing community brings 145 affordable apartment homes to Sacramento County’s Vineyard area. Terracina at Wildhawk reflects the continued commitment of USA Properties Fund to creating high-quality housing opportunities for working families, seniors, and residents who are increasingly challenged by California’s housing affordability crisis. The new community offers 145 one-, two-, and three-bedroom apartment homes designed for households earning between 30% and 70% of Sacramento County’s area median income.
Terracina residents enjoy a thoughtful collection of amenities including a clubhouse, fitness center, swimming pool, dog park, EV charging stations, playground, resident resource room, and landscaped outdoor gathering spaces. Equally impressive is the community’s investment in sustainability through a 742.37-kW photovoltaic solar system valued at more than $3.2 million, helping offset energy costs for residents while reducing environmental impacts.
Since the company was founded by JB Brown in 1981, USA Properties Fund has developed or acquired and rehabilitated nearly 19,000 apartment homes and currently operates a portfolio of approximately 12,400 apartments across 90 communities in California, Nevada, and Oregon. The company completed 1,309 affordable apartment homes in 2025, making it the largest California-based affordable housing developer for the second consecutive year and the sixth-largest affordable housing producer in the nation that year.
The grand opening also highlights the power of collaboration. Terracina at Wildhawk was made possible through partnerships with Sacramento County, the Sacramento Housing and Redevelopment Agency, financial institutions, investors, and housing advocates committed to expanding affordable housing opportunities in the region. The development received a $9.2 million loan and bond financing package from SHRA, along with a $1.96 million Sacramento County contribution to help offset development impact fees. At a time when California communities continue to face significant housing shortages, projects like Terracina at Wildhawk demonstrate what can be achieved when strong leadership, public-private partnerships, and a shared commitment to affordability come together. Every new affordable housing community creates opportunities for families to thrive, children to succeed, and neighborhoods to grow stronger.
